I frequently get asked about selling my house in the future. What should I do? What should I not do? Here are my three top tips:

1. Follow a maintenance plan. There is no question that a well-maintained home sells better than a less-than-well-maintained home. We have a monthly maintenance checklist that we would be happy to share with you. Just text "maintenance plan" to 417-621-1883. For example, this month is October, and on our plan, it's to winterize your outdoor faucets, inspect and clean your chimney, and also inspect and clean your gutters.

2. Think neutrals and classics. If you're considering a renovation at home, whether it's big or small, please, please, please think of neutrals and classics. Try to avoid trends or taste-specific choices. This will help you in the long haul because you don't know if you're going to be selling in the next months or the next years. The more classics and neutrals you choose, the better the likelihood that a larger demographic, a larger group of buyers, will be drawn to your home and not think of it as dated but as classic. Look for a cohesive feel throughout the home, aiming for that timeless feel where you're not sure exactly what decade the home was built or renovated in.

3. Local market knowledge from a local expert. Some of my favorite things to do are talk about the current market, where I think the market is headed here, hyper-locally, not just nationally, and also where your home is going to tap out at. Not every home can bring the same price per square foot or the same sales price. Eventually, there is a max, and you do not want to over-improve your home or, for that matter, under-improve your home.
